ARTICLE 12 ..... COMMERCIAL
DISTRICT
12.01 COMMERCIAL DISTRICT
This district is designed for the convenience and shopping
of persons residing in or in the surrounding residential neighborhood.
The regulations are designed to permit commercial retail and service development
compatible with residential property.
12.02 PERMITTED USES
A. Retail stores and establishments under 1,500 square feet. All items,
with the exception of items such as firewood, bedding plants, fruits and
vegetables shall be conducted within a completely enclosed structure.
B. Vehicle repair garages, excluding body shops
C. Single family dwellings
D. Service establishments, including laundries, abnks, funeral homes,
barber shops, beauty parlors, medical clinics, medical offices, home repair
shops, electrical repair shops, computer repair shops, and appliance repair
shops.
E. Greenhouses and nurseries
F. Motels and hotels under 20 units
G. Boarding or lodging houses ten rooms and under
H. Offices and private schools
I. Restaurants with a seating capacity 80 and under with no drive-thru
and excluding liquor sales
J. Theatres, excluding drive in theatres
K. Public storage facilities
M. New and UsedAutomobile/Trailer Sales not to exceed eight (8) motor
vehicles or trailers."
12.03 SPECIAL LAND USES

The following uses of land and buildings may be permitted upon obtaining
approval as a special land use pursuant to the procedures and requirements
of Article 19:

A. Bars, taverns, nightclubs, and restaurants that serve liquor
-
B. Boarding or lodging houses over 10 rooms
-
C. Body shops
-
D. Commercial recreation establishments
-
E. Fish cleaning facilities
-
F. Gasoline and/or service stations where no major repairs are performed
-
G. Manufacturing, compounding, assembling or treating articles of merchandise
-
H. Motels or hotels over 20 units
-
I. Restaurants with a seating capacity over 80 with no drive through
-

K. Warehouses

L. All other commercial uses that are not covered by permitted uses.
12.04 ACCESSORY USES AND BUILDINGS

A. Accessory uses incidental to a permitted principal use are permitted
when located on the same lot.

B. Accessory buildings and structures shall meet the provisions of Article
4.
12.05 HEIGHT AND AREA REGULATIONS
-
The use of land and buildings within this district shall meet the Schedule
of District Regulations in Article 5, with the
exception of single family dwellings which will meet the Schedule of District
Regulations in Article 5 for Residential Areas R-1 and R-2 Single Family
Dwellings.
12.06 PARKING REQUIREMENTS
-
All uses permitted in this district shall meet the off-street parking
requirements of Article 17.
12.07 SIGN REGULATIONS
-
Signs shall be permitted only in accordance with Article
18.
12.08 GENERAL PROVISIONS
-
All applicable provisions in Article 4 shall
be met.
12.09 SITE PLAN REVIEW
-
All proposed uses and structures shall be subject to the review and
approval of a site plan in accordance with Article
21.
