The Monday April 13, 1998 meeting of the Hamlin Township Zoning Board of Appeals held at the Hamlin Township Hall, 3775 N. Jebavy Drive, Ludington, MI 49431 was called to order at 7:30 PM by Chairman, A. Casperson.
 
Roll Call:
Members Present: A. Casperson, W. Karlsen,J. Thomas
Members absent : D. Petersen, C. Miller
Others Present: S. Armstrong, C. Anderson, C.Ferguson, B. Todd and 2 guests

Previous Minutes:  A motion was made by W.Karlsen to accept the minutes of the February 23,1998, meeting supported by A. Casperson. All members were in favor, Motion Carried.

The first order of business concerned:
 a request for a variance from Mr. & Mrs. Robert Ferguson, owners of property #53-007-640-011-00 & 53-007-640-012-00, described as Tamarac Harbor Subdivision, lots 11& 12. Mr. & Mrs. Ferguson wish to  construct a new single family dwelling with an       attached garage that will be 30 (thirty) feet from grade level. The height currently allowed by Hamlin Township Zoning Ordinance #34 on waterfront  property is 18 (eighteen) feet from grade level. They  are requesting a height variance of 12 (twelve) feet.

Discussion began with W.Karlsen voicing concern with the possible obstruction of view for neighbors property, but after seeing site stated that there would be no hindrance to view. Mrs. Ferguson added that the existing house will be torn down & lot filled. Mrs. Ferguson also added
that the plans for the new home were made with consideration to all neighbors. Mrs. Todd supports  variance. She stated it would improve the existing  view of the lake from their home.

Motion to approve made by A. Casperson supported by W. Karlsen due to hardship created by high water table.  Vote :A. Casperson APPROVE;  W. Karlsen APPROVE,  J. Thomas APPROVE.Motion carried. Variance APPROVED 


There being no further business at hand,  motioned to adjourn made by W. Karlsen, supported by J. Thomas. All members were in favor, motion carried, meeting adjourned at 7:50 PM EST. The next meeting will be held upon notification of a pending variance request.
