The Monday May 4, 1998 meeting of the Hamlin Township Zoning Board of Appeals held at the Hamlin Township Hall, 3775 N. Jebavy Drive, Ludington, MI 49431 was called to order at 7:30 PM by Chairman, A. Casperson.
 
Roll Call:
Members Present: A. Casperson, A. Lewis (alternate), C. Miller, D. Petersen, J. Thomas
Others Present: S. Armstrong; P. Wolf, C. Lange, B. Forgue, R. Petersen

Previous Minutes: A motion was made  to accept the minutes of the April 15, 1998 meeting supported, all members were in favor, Motion Carried.

The first order of business concerned: Mr. Gregory C. Jones of 6563 Grand Avenue requests a variance for his property lots 42 and 43 of Grand View Subdivision of Upper Hamlin Lake, being part of the E 1/2 of Govt Lot 6, Sec3,T19N,R18W according to the recorded plat thereof, also the westerly 25 ft. of lot 44 of Grand View Subdivision of Upper Hamlin Lake, Sec.3,T19N,R18W.  Mr. Jones requests a fence of the type normally used for tennis courts to restore the fence that once enclosed an existing tennis court. The proposed fence would run approximately 50' across each end at 10 ft high, and approximately 25' down each side at a height of 5 ft. The 10 ft. high portion of the fence exceeds that allowed by Hamlin Township Zoning Ordinance 34 Article 4.06C .

Motioned to grant the variance because it is replacing a previous fence, and an improvement. Motion carried. Variance APPROVED



The second order of business concerned:
Marty & Joyce Ruiz request a variance for property# 53-007-034-001-60 address 1 parcel south of 2643 N. Lincoln, 10 acres M/L. They wish to construct an unattached garage 26X40 to store camper, boat & car. This exceeds the Hamlin Township Zoning Ordinance 34 Article 4.05A by 80 sq. ft.
Correspondence: None
Motion to deny because of no demonstrated hardship due to the land. Vote: A. Casperson DENY;  A. Lewis DENY; C. Miller DENY; D. Petersen DENY; J. Thomas DENY.  Motion carried.  DENIED.


The third order of business concerned:
Mr. Charles Lange requests a variance for property at 6996, 6998, 7002 and 7004 Sixth Avenue, Ludington, MI 49431 also known as lots 1,5,6,13,14,15,16 &17 Block 35.  Mr. Lange requests to build a 26X50 storage building next to 6956 Sixth Avenue for the storage for tenants' and personal belongings. This exceeds the Hamlin Township Zoning Ordinance 34 Article 4.05A by 340 sq. ft. The building will meet all set back requirements.
Correspondence: Letter from next door neighbor in approval.

Motion to deny due to lack of demonstrated hardship due to the land made by Thomas, seconded by Lewis. Vote :A. Casperson APPROVE;  A. Lewis DENY; C. Miller DENY; D. Petersen DENY; J. Thomas DENY. DENIED



There being no further business at hand,  motioned to adjourn, supported by. All members were in favor, motion carried, meeting adjourned at 8:50 PM EST. The next meeting will be held upon notification of a pending variance request.
